Towards the end of December, The Guild successfully acquired 890 Dill Ave, via investment from our Groundcover fund! The goal with this, like 918 Dill Ave., is for it to enter the Community Stewardship Trust once all development is completed.
The building was purchased in 2021 by a group of Black commercial real estate professionals who came together to co-invest. Unfortunately, their development plans didn’t materialize and they reached out to us directly when they made the decision to sell, given our relationships, mission and the growth of 918 Dill Ave.
Like many properties in the neighborhood and surrounding area, there are some remediation challenges – asbestos within the building structure and old gasoline tanks from the building’s previous life as a service station. We’ve enrolled the property in the EPD’s Brownfield program, and have been working with a reputable remediation company and environmental attorney to remediate the site. We will continue to update you along the way.
This milestone is an amazing step toward our “block strategy” approach, giving the Community Stewardship Trust two commercial and mixed-use buildings, plus the open parcels at this critical intersection of Dill Ave. and Sylvan Rd. This Spring, we will begin the co-design process with the community and our growing CST base to determine what 890 Dill Ave will become. There are so many possibilities, and we are excited to turn 890 Dill Ave. back into a healthy community asset again!
